1. Precision Turf Maintenance & Detailing

• Weekly Mowing & Trimming: All turf areas are mown weekly during the growing season (typically 30–42 visits annually) using sharp, commercial-grade blades. Grass height is adjusted based on species and seasonal conditions (e.g., 2.5" to 3.5").

• Mechanical Edging: Vertical edging of all hard surfaces (walkways, curbs, driveways) and hand-edging of all landscape beds is performed every visit to ensure sharp, clean lines.

• Debris Management: Before each mow, crews conduct a "litter sweep" to remove trash. Post-mow, all clippings are cleared from hard surfaces, parking lots, and building entrances using high-velocity blowers.

2. Advanced Agronomic Program (Fertilization & Health)

• Soil Chemistry Analysis: Annual soil testing to determine pH and nutrient deficiencies, allowing for customized fertilization instead of generic applications.

• Multi-Phase Nutrient Application: A minimum of 5–7 annual applications including slow-release nitrogen, potassium for root strength, and micronutrients.

• Integrated Pest & Weed Control: * Pre-Emergent: Early spring applications to prevent crabgrass and broadleaf weeds.

  • Post-Emergent: Targeted spot-treatment for invasive species throughout the season.

  • Grub & Insect Shield: Subsurface treatments to protect turf from root-eating larvae and surface pests like chinch bugs.

3. Horticultural Care & Tree Management

• Arborist-Led Pruning: Shrubs and ornamental trees (up to 15 ft) are pruned up to three times annually to maintain health, structural integrity, and safety clearances for security cameras and lighting.

• Bed Maintenance: Hand-weeding and chemical suppression in all mulch beds to ensure a 100% weed-free appearance.

• Premium Mulching: Annual or bi-annual installation of 2-3 inches of triple-shredded hardwood mulch, including "trench edging" of beds to prevent turf encroachment.

4. Systemic Water Management (Irrigation)

• Monthly System Audits: Inspection of all zones for leaks, broken heads, or misaligned spray patterns to conserve water and prevent site damage.

• Seasonal Activation & Winterization: Professional spring startup and pressurized winter blowouts to prevent line bursts.

• Smart Controller Management: Adjusting watering schedules based on local weather data to optimize plant health and reduce utility costs.

5. Seasonal Enhancements & Site Safety

• Spring & Fall Cleanups: Comprehensive removal of leaves, fallen branches, and winter debris. Perennials are cut back, and beds are prepped for the new season.

• Seasonal Color Rotations: Two to four annual rotations of "High-Impact" floral displays (e.g., Tulips/Pansies in Spring, Mums in Fall) in high-visibility areas like monument signs and entrances.

• Winter Site Management: Proactive snow plowing and de-icing of parking lots and sidewalks based on predetermined accumulation triggers (e.g., 1 inch) to ensure 24/7 accessibility.

Contractual Accountability

• Dedicated Account Manager: A single point of contact for monthly site walk-throughs and quality audits.

• Service Reporting: Digital service logs sent via email after every visit, including timestamped photos and notes on property health.

• Insurance & Compliance: Maintenance of $1M+ General Liability, Workers’ Compensation, and relevant OSHA safety documentation.
